Asbestos, for example, often looks identical to non-asbestos products. Lead paint can be hidden under many layers of newer paint. Even mould and damp sometimes needs lab confirmation to understand what species is present and whether it’s harmful.
Visual inspections are a good starting point, but lab analysis provides certainty. It also ensures the recommendations in the report are accurate and defensible should the results be needed for planning or health and safety records.
