







In January 2025, a Lead Paint Survey was conducted by our building surveyor at a residential property in Henley-on-Thames to assess the presence of lead-containing materials and ensure compliance with safety regulations. The inspection covered interior and exterior painted surfaces, focusing on door frames, skirting boards, window sills and bannisters.
The results showed that lead-based paint was detected on several interior surfaces, including the living room door frame, entrance foyer and kitchen door frame, with some samples exceeding 1% lead content. Exterior areas, however, did not contain any lead-based coatings. The condition of the affected surfaces varied, with some showing cracks and wear, increasing the risk of lead exposure, particularly if disturbed.
To minimise potential hazards, our report recommended managing or removing deteriorating lead-based paint under controlled conditions, using protective equipment and disposal measures to prevent contamination. For areas with intact paint, regular monitoring and safe maintenance practices were suggested to reduce risks.
By following these precautions, the property can ensure a safer living environment, preventing unnecessary lead exposure while maintaining regulatory compliance.
