For commercial or industrial properties, lead paint is regulated under the Control of Lead at Work Regulations (CLAW) 2002. These regulations require employers and building owners to assess and control employee exposure to lead — including from lead-based paints during refurbishment or maintenance.
Before any work begins, a lead risk assessment or survey must be conducted to identify potential hazards. If lead is present, the employer must implement appropriate controls such as personal protective equipment (PPE), air monitoring, and decontamination procedures.
