The property, a semi-detached cottage, had concerns related to air quality and potential fungal contamination, particularly in areas with limited ventilation. The investigation identified elevated fungal spore counts, particularly in the storage room and bathroom.
The source of these spores was largely due to lack of ventilation, with mould being observed on a garden rake in the storage room and in the corner of the bathroom. While the fungal contamination was limited in extent, the report highlighted the need for regular ventilation throughout the property to prevent further issues.
No major structural dampness was detected, but the storage and unoccupied areas were identified as the primary locations where spores were building up. The air quality in the kitchen, living room, and bedroom was found to be generally good, with low risk to health. Recommendations included cleaning or removing contaminated items and ensuring proper airflow to maintain indoor air quality.
Addressing these minor issues promptly will ensure the property remains healthy for occupants, reducing the risk of mould-related concerns.
