Can BREEAM or LEED targets be retrofitted into an existing project design?

Yes, but with some caveats. BREEAM or LEED targets can be introduced into an existing design, however, the later this happens, the more constrained the outcomes tend to be.

In many cases, you may still achieve a certification, but possibly at a lower rating than originally intended. Credits linked to building orientation, structural design, or core systems (like HVAC—heating and ventilation systems) are often harder, or even impossible, to fully address retrospectively.

There’s also a cost implication. Retrofitting sustainability measures can mean redesign fees, delays, or even physical alterations on site.

So while it’s not impossible, it’s usually less efficient and more expensive than getting it right from the start.
