Overview

Sysco Environmental was commissioned to carry out an Indoor Air Quality Assessment in Mayfair, London, within a commercial retail property located on Brook Street. The purpose of the investigation was to understand the indoor environmental conditions within the building and identify any issues that could affect staff working within the space.

Background

The property assessed is a multi-storey commercial building located in the heart of Mayfair, London. The building is approximately a century old and is used primarily as a retail space with several floors including a basement and sub-basement area used for storage and building services. 

Staff working in the lower areas of the building had raised concerns about environmental conditions, particularly relating to air quality and comfort levels. While there were no obvious signs of contamination or mould growth, the client wanted reassurance that the indoor environment remained safe for employees.

Because older buildings can sometimes experience ventilation challenges or moisture issues, the decision was made to carry out a full Indoor Air Quality Assessment to better understand the indoor environment.

The Challenge

Buildings that have basements or plant rooms can often develop environmental conditions that differ from the upper levels of the property.

In this case, the key questions were:

  • Was the indoor air quality suitable for staff working within the building?
  • Could microbial activity or chemical pollutants be affecting the indoor environment?
  • Was ventilation working effectively throughout the property?
  • Were temperature and humidity levels within comfortable ranges?
Without a structured Indoor Air Quality Assessment, it can be difficult for building owners or managers to clearly understand the causes of environmental discomfort.

Our Approach

Sysco Environmental carried out a detailed Indoor Air Quality Assessment in Mayfair using a structured inspection and monitoring approach.

The assessment included reviewing several key aspects of the indoor environment:

Microbial Conditions

Air samples were analysed to determine whether airborne microbes were present at unusual levels within the building.

Chemical Pollutants

The indoor air was reviewed for common indoor pollutants that can be released from building materials, furnishings or everyday activities.

Microbial Conditions

Airborne microbial activity was generally within expected levels when compared with environmental background conditions. While one area showed slightly elevated microbial activity, the overall exposure risk was considered low. 

Chemical Pollutants

The investigation found that common indoor chemical pollutants were within normal ranges. This indicated that building materials, furniture and stored goods were not significantly affecting the indoor air quality.

Ventilation

Fresh air supply throughout the building was considered adequate, indicating that ventilation systems were performing effectively.

Airborne Dust

Dust levels were found to be similar to or lower than background environmental conditions, meaning that airborne particles were not affecting the indoor environment.

Humidity and Environmental Conditions

The most notable finding related to humidity levels within the sub-basement areas of the building. Moisture levels were higher than recommended comfort ranges, which can increase the likelihood of condensation and damp conditions if left unmanaged.

Recommendations

Following the Indoor Air Quality Assessment, Sysco Environmental provided a series of practical recommendations to help maintain healthy indoor conditions.

These included:

  • Identifying and addressing the source of moisture affecting the sub-basement

  • Considering humidity control measures where necessary
