WELL performance verification, in detail.
When verification happens
Performance Verification is carried out after the project is operating in its intended state — typically 3–9 months post-occupancy. The IWBI's Performance Verification Guidebook prescribes the parameters, sampling locations, equipment and protocols.
Air parameters
PM2.5, PM10, formaldehyde, TVOC, CO and ozone are tested in occupied conditions across a representative sample of regularly occupied space. Radon is tested where the building is in a designated risk area.
Water, light, sound, thermal
Water sampling at outlets for the Water concept's required parameters; lux, CCT and EML measurement at workstations for Light; A-weighted background sound and NC ratings for Sound; operative temperature and PMV calculations for Thermal Comfort.

- After the project is operating normally — typically 3–9 months post-occupancy.
- What concepts do you cover?
- Air, Water, Light, Sound and Thermal Comfort. Other concepts (Materials, Mind, Movement) are documentation rather than performance verification.
- How long is the on-site work?
- Typically 1–2 days per project for a single tenancy; multi-floor or multi-tenant buildings can be longer.
